Auckland will benefit from the lion’s share of funding through the government’s Housing Flexible Fund with 190 homes. The homes are part of a first investment, delivering upwards of 820 new social and affordable homes across the country.
Housing Minister Chris Bishop says the initial target of 675-770 homes has already been exceeded.
“The 823 homes are being enabled through Budget 2025 funding of $41 million in operating funding and around $60 million in capital funding,” he says.
Approximately half of the homes will be social housing and the other half affordable rentals. The first homes expected to be ready for tenants from July 2027.
South Auckland’s 190 homes will be followed by 151 in the Far North, 133 in the Eastern Bay of Plenty and 118 in Gisborne-Tairawhiti. Another 231 homes will be spread across Wellington, Christchurch, Hamilton, Tauranga and Hastings.
The majority of funding is going toward areas where homes are needed most, says Associate Housing Minister Tama Potaka.
“We know that more than 60 per cent of people on the housing register currently need a one-bedroom home,” Potaka says. “As a result, more than 75 per cent of the homes progressing through the Flexible Fund are one or two-bedroom homes.”
More than 30 community housing providers are expected to be involved in delivering the homes.
Another $69.2 million has been allocated for the next round of funding, Bishop says, which is expected to support a further 1800 to 2250 homes from 2028-2029.
“Together, these investments represent 4800-5200 additional social homes and affordable rentals,” Bishop says. “Our intention is to keep topping up the Flexible Fund in future budgets to keep building and strengthening the pipeline.”
